Privacy, picket and aluminum fencing for Midtown's bungalows, infill homes and close-set lots around Lake Ella and Thomasville Road.

Midtown is where Tallahassee lives close together. Lots are narrow, houses sit near the line, and a good fence does a lot of work in a small space. Tell us about your yard and we'll connect you with a local fence contractor who works in Midtown.

Fencing a Midtown lot

Midtown sits just north of downtown, roughly between the Capitol district and the older neighborhoods along Thomasville Road, with Lake Ella and its walking loop near the center. It's one of the most walkable parts of Tallahassee, with restaurants and shops mixed in among bungalows, cottages, newer townhomes and infill houses.

That mix shapes the fence work. Many Midtown yards are small and share a line with two or three neighbors. Privacy fences go up between houses that sit a driveway's width apart. Front yards get low picket or aluminum runs that keep the street-facing look open and stay under the front-yard height limits.

An old in-town neighborhood that keeps changing

Much of Midtown grew in the early and middle twentieth century as Tallahassee expanded north of the original town. The Thomasville Road corridor holds a historic district of older homes, and the nearby Los Robles subdivision, platted in 1926 just east of Lake Ella, was among the first planned neighborhoods to push the city north.

Today Midtown sees a steady stream of infill. Older houses get renovated or replaced, and new townhomes fill in lots that once held a single cottage. Every one of those projects tends to raise the same question for the house next door: what goes on the property line now?

Old roots and tight access

Midtown sits on the Red Hills side of Tallahassee, where the soil is a reddish sandy clay that holds a post well once it's compacted. The bigger challenge is what's already in the ground. Old live oaks and water oaks spread roots under yards, sidewalks and driveways, and a post hole that lands on a major root has to move.

Access is the other Midtown issue. Narrow side yards, fences that run right up to a neighbor's wall, and alleys that can't take a truck all mean more hand work. A contractor who knows the area plans for carrying materials in and digging by hand where equipment won't fit.

Before you hire, confirm any required license and insurance yourself, get the scope and price in writing, and ask who handles permits, HOA approval and the Sunshine 811 utility locate.

Fence questions from Midtown

How tall can a front fence be in Midtown?

Front yards generally have lower height limits than side and rear yards, and corner lots have sight-distance limits. Confirm the rules for your address with the City of Tallahassee before building.

Can a contractor work in a narrow side yard?

Yes, though it may mean digging by hand and carrying materials in. Mention tight access when you ask for a quote.

What about the big oak by my fence line?

Plan post locations around major roots. Damaging roots can harm the tree, and protected trees may carry restrictions, so ask the contractor how they handle roots.

Who pays for a fence on a shared line?

That's between you and your neighbor. Many Midtown neighbors split the cost of a shared privacy fence, but there's no obligation to.
